Easy Access and Convenient Location
One of the standout features of Fowler’s Point Subdivision is its easy access. This neighborhood is connected by paved roads, so no gravel roads here—just smooth travel all the way. It’s located just off FM Road 2859, making it a short drive to several important places.

Family-Friendly Living with Great Schools
If you’re moving with school-age kids, you’ll love that this community is part of the Mildred ISD, ranked as the #1 school district in Navarro County by Niche.com (2024). This adds another layer of appeal for families looking for a great environment for their children to grow up in.
Subdivision Overview
Established in 1985, Fowler’s Point Subdivision is a 56-acre community with a total of 28 waterfront lots and 39 off-water properties. This small but established neighborhood offers a mix of options for different lifestyles and budgets.
Waterfront Homes: There are currently 18 waterfront homes in the subdivision. These properties come with minimum square footage restrictions—homes on the water must be at least 1,500 square feet. The homes can be made from a variety of materials, including brick, log, pier and beam, or slab foundations. However, mobile homes and modular homes are not allowed in this community.
Off-Water Homes: For those who want the lake access but not the waterfront price, there are also plenty of off-water lots available. These homes range from 1,000 to 1,250 square feet, with lots ranging from ½ acre to just under an acre. While many of these properties are currently undeveloped, they offer the opportunity to build your ideal home in a quiet, established community.
No HOA, but Well-Kept Community
One of the best things about Fowler’s Point is the lack of an HOA—no monthly dues or strict regulations. However, the subdivision remains well-maintained thanks to some basic restrictions, ensuring it stays a clean, attractive place to live.
Lake Access and Recreational Perks
For those who love spending time on the water, Fowler’s Point Subdivision offers its very own boat ramp for residents, making it easy to launch your boat and enjoy all that Richland Chambers Lake has to offer. If you’re looking for additional options, Lighthouse Marina is just up the road, or you can head to the 2859 Bridge for free boat launch access.
Proximity to the Benda Ranch Exotic Animal Preserve
An added bonus of living in Fowler’s Point Subdivision is its proximity to the Benda Ranch, a nearby exotic animal preserve. Whether you’re a wildlife enthusiast or just looking for a unique spot to visit, this is a fun perk of the community. And don’t worry, it doesn’t disrupt the peaceful lake life—if you’re not into animals, the preserve is just a cool neighbor to have!
